In the age-qualified communities — Sun City Summerlin, Sun City Aliante, Siena, Solera at Anthem — the HOA also has a say, with approved exterior palettes and an application process we know well and handle as part of the job.
Just as important is how the work gets done. In an active-adult community, the homeowner is usually home — and often prefers to be. So we schedule interior work one room at a time, protect and reposition furniture ourselves so nobody is lifting anything, keep pathways clear and safe, use low-odor paint, and finish each day with the house tidy and usable. It's slower to plan than draping the whole house at once. It's also the way we'd want our own parents' repaint handled.
