Peccole Ranch fills the stretch of the west side between The Lakes and Summerlin, built out largely between the late 1980s and mid-1990s around the greenbelts and walking paths that still define it. The neighborhoods here — a mix of gated enclaves and open streets of single- and two-story production homes — have aged gracefully, but the paint is another matter: most exteriors are a decade or more past their best, with the classic west-valley pattern of south- and west-wall fade, chalking, and cracking foam trim, while the mature trees along the greenbelts leave shaded elevations aging on a completely different schedule than the exposed ones. We spec these houses wall by wall rather than treating the envelope as one surface.
Interiors are quintessential 1990s Las Vegas: arched passages, plant shelves, display niches, and builder tones or gold-era repaints ready to be retired. In the single-story plans that many longtime and downsizing owners here chose deliberately, a room-by-room repaint in lighter, cleaner colors — with the niches and arches given deliberate treatment instead of a blanket coat — brings the whole house forward twenty years.
