The Lakes grew up around Lake Sahara on the west side beginning in the mid-1980s, one of the valley's earliest master-planned communities — which makes it home to some of the most senior stucco we work on. Houses here are thirty to forty years old; nearly all have been painted at least once, and the question in The Lakes is rarely whether a repaint is due but how much prep the last one deferred. Old patches telegraphing through, layered drips at the trim, hairline cracks reopened along the pop-outs — we look for all of it in the walkthrough and put it in the quote, so the project you approve is the project that happens.
The architecture is 80s-and-90s custom and semi-custom, more varied than the production communities we serve: two-story entries, balconies over the water, wrought iron, and interiors with the era's dramatic volumes and — often — the sponge and faux finishes that were fashionable two owners ago. Repainting those flat and modern takes patient prep, and it's some of the most satisfying transformation work we do.
